The specialist, not the sideline

Water heaters, and nothing else.

Most plumbers fit water heaters between drain calls. Flagstaff Water Heaters does one thing: keep the hot water on in high country homes. The van shelf, the stocked parts and the working hours are all set up around that single job.

  1. Repair No hot water, not enough, a leak, a strange noise. One visit can be the whole repair, because the van is stocked for the common failures.
  2. Replacement Tank gas or electric, sized to your household and your elevation, with the permit pulled, the inspection passed and the old tank hauled off.
  3. Tankless Endless hot water and a closet back, installed by someone who knows the settings these units need above 5,000 feet.

Your water heater works harder up here

Above 2,000 feet, gas appliance ratings stop applying as printed. The National Fuel Gas Code (NFPA 54 §11.1.2) requires input adjustments, and every one of our towns sits well above that line. A heater sized from a sea-level chart runs undersized here. We size from the manufacturer's altitude tables and the code, every install.

Gas input ratings and elevation Concept diagram: appliance ratings apply as printed from sea level to 2,000 feet. Above 2,000 feet the National Fuel Gas Code requires the available input to be adjusted down, per the manufacturer and the code. Winslow at about 4,866 feet and Flagstaff at about 7,000 feet both sit in the adjustment zone — Flagstaff deep inside it. We size from the manufacturer's altitude tables, not from our own arithmetic. Illustration only: the slope is exaggerated for clarity. The reduction for a given heater is the one printed in its manual.

How altitude sizing works

Scheduled, not scrambled

We book the day. We keep it.

No dispatch roulette, no all-day window. You get a booked appointment, a written price before work begins, and a permit on every replacement.

  1. Call and describe it

Tell us the symptom and, if you can, what's on the unit's data plate. That's usually enough to arrive with the right parts.

  2. Get a booked window

A real appointment, Mon–Fri, 9:00 AM – 5:00 PM, planned around your day, not a "sometime today" promise.

  3. Approve the price first

Flat, written, before any work begins. If the plan changes once the tank is open, the price gets re-approved before we continue.

  4. Permitted and inspected

Replacements are pulled on permit and inspected. The code's second set of eyes, in writing.

Done to code. Permitted. Inspected.

Gas work is contractor work at any price

Arizona law removes the handyman exemption for any job that connects gas (A.R.S. §32-1121(D)(2)). There is no small-job carve-out for a gas water heater. In Flagstaff and Coconino County, replacement also takes a building permit and an inspection. We treat both as part of the job, and the paperwork stays with you.

  • The permit is included

We pull it, we meet the inspector, and you keep the paperwork. It matters when you sell the house and when the manufacturer honors the warranty.

  • Old tank, handled

Your old unit leaves with us for recycling at no added cost.

  • One trade, stocked deep

Thermocouples, elements, thermostats, T&P valves, anode rods, gas valves: the common failure parts for the units actually installed in northern Arizona.

Questions homeowners ask

How long does a water heater replacement take?

Most standard tank swaps are done in a single booked visit, typically a few hours on site. Tankless conversions take longer because venting and gas lines usually change; we'll tell you the plan before we book it.

Do you charge to come look at it?

We'll talk through the symptoms by phone first. Often we can tell you what you're dealing with before anyone drives anywhere. If a visit makes sense, we'll quote the visit when we book it, in writing.

What if my heater quits outside your hours?

We work booked appointments, Mon–Fri, 9:00 AM – 5:00 PM. Call and leave a message any time. We return calls the next working morning and get you the earliest open slot. If water is actively leaking: close the valve above the tank and turn the gas dial to OFF (or flip the breaker on electric), and it can safely wait for its appointment.

Tank or tankless: which is right up here?

It depends on your gas line, venting, household size and elevation, not on a sales pitch. Tanks cost less up front and are simple to service; tankless saves space and never runs the bathtub cold, but must be a model rated for your altitude. We'll lay out both options with real numbers for your house.

Should I call a plumber or a water heater specialist?

Either can do the job if they hold the right Arizona contractor licence, so ask for the ROC number. For a gas water heater that matters most: Arizona law removes the handyman exemption for any job that connects gas (A.R.S. §32-1121(D)(2)). A water-heater-only contractor keeps the van stocked for this one appliance, which is why one visit can often be the whole repair.

Do you handle the permit and the code work?

Always. In Flagstaff and Coconino County a replacement requires a permit and inspection, and wherever your jurisdiction requires one we treat it as part of the job. We pull it and schedule it. You never chase paperwork.
