Water heater flushing and maintenance for high-country water

Most of what shortens a water heater's life up here happens slowly: sediment in the tank, a spent anode, scale in a tankless heat exchanger. A maintenance visit on a schedule catches all three while they are still cheap to fix.

What a visit covers

Tank or tankless, the same idea: clear it, check it, set it

Tank water heaters

  • Sediment flush. Minerals settle in the bottom of the tank, blanket the burner or bury the lower element, and cost you capacity. Flushing clears them.
  • Anode rod check. The anode corrodes so the tank does not. Once it is spent, the tank is next. We check it and replace it when it is used up.
  • Relief valve test. The temperature and pressure relief valve is the tank's safety device. We test that it opens and reseats.
  • Burner, venting and settings. On gas units, the burner and the vent get a look, and the temperature is set no higher than the household needs.
  • Expansion tank. Where the plumbing calls for one, we check that it is still doing its job.

Tankless water heaters

  • Descaling flush. A descaling solution circulates through the heat exchanger via the service valves and dissolves mineral scale.
  • Inlet screen. The small screen where water enters the unit gets cleaned so flow stays up.
  • Altitude setting. We confirm the unit is set for your elevation from the manufacturer's table.
  • Venting and condensate. The vent and, on condensing units, the condensate drain get checked before winter.
  • Error history. Where the unit keeps one, we read it for faults you never saw.
How often

Your manual sets the schedule. Your water adjusts it.

Manufacturers publish maintenance intervals in the owner's manual, and hard water shortens them. Where the water is mineral-heavy, a yearly visit is a sensible starting point. After the first flush we can see what came out, and we will tell you whether your water calls for more or less often.

  1. Rentals and second homes

    Book maintenance between seasons, not during a guest stay. A heater nobody watches is the one that should be checked on a calendar.

  2. Older tanks

    We look at age and condition before flushing a tank that has never been flushed: sometimes the honest advice is to leave it and plan the replacement.

  3. Before winter

    Autumn is the right time for tankless units: descaled, venting checked and freeze protection confirmed before the first hard freeze.

How often should I flush my water heater?

Start from your owner's manual. In hard water, once a year is a sensible starting point. We adjust the interval after we see how much sediment the first flush brings out.

What does the anode rod do, and how often should it be checked?

The anode is a metal rod that corrodes on purpose so the steel tank does not. When it is used up, the tank starts corroding instead. How soon it is used up depends on your water, so we check it on each maintenance visit and replace it when it is spent.

Can flushing an old water heater cause a leak?

It can. An old drain valve may not reseat, and a tank that has never been flushed can have sediment packed against weak spots. That is why we look at the heater's age and condition first, and sometimes recommend planning a replacement instead of flushing.

Does a tankless water heater need maintenance?

Yes. In hard water, a descaling flush on the manufacturer's schedule is what keeps a tankless unit at full output, annually in most of our service area. The inlet screen, the venting and the altitude setting get checked at the same visit.

How is a maintenance visit priced?

In writing, when we book it, based on the type of heater and what it needs. If the visit turns up a repair, that repair is priced and approved before any work on it begins.
